The vast majority of Mt. Baker Lodging private vacation properties are located in planned resort-residential and resort-recreational developments. These developments are managed by private homeowner’s associations, not by Mt. Baker Lodging. It is important to understand that the individual homeowner’s associations employ rules and regulations (specific to their developments) that are designed to provide for peaceful common enjoyment by all resident and non-resident property owners as well as guests of the development. As a condition to providing services to our Clients, (the individual property owners) Mt. Baker Lodging is required to provide a complete set of the individual development’s rules and regulations, as they pertain to our Guests. In addition, Mt. Baker Lodging is required to immediately pay any and all fines levied against its Guests, (due to rule infractions) as a continued condition to performing services within the developments. Therefore, Mt. Baker Lodging immediately charges its Guest’s credit card(s) for all associated costs, plus a Ten Dollar ($10.00) administrative processing fee, without prior warning. Guests agree to this responsibility via their endorsement of the Guest Rental Agreement (a prerequisite to the dispensing of keys/gate passes). This is non appealable, and there are no exceptions. The following developments offer common area recreational amenities that are available at various times for Guest use, subject to continued compliance with the corresponding development’s rules and regulations. It is important to note that all facilities are the property of and are regulated by the individual homeowner’s associations, not Mt. Baker Lodging. Closures, maintenance, regulation of such facilities and supervision of the users of such facilities are at the complete and sole discretion of the corresponding development’s homeowner’s associations via their development managers. Mt. Baker Lodging does not have any control over such matters, and no refunds will be provided for facilities that are closed and/or are otherwise restricted and/or unavailable for any reason. Guests use all such recreational facilities at their own risk, and forever hold harmless and indemnify Mt. Baker Lodging, it’s Clients, and the corresponding development’s homeowner’s associations from any and all liability and/or responsibility for injury caused or permitted to be caused through the use of the development’s common area recreational facilities. |

Although this development
includes an outdoor swimming pool, tennis courts, a children’s play
area, a ball field, and an indoor clubhouse, these facilities are for
owner use only! Guest use
is strictly prohibited! (that’s
why we don’t advertise them). Please don’t try to “sneak”
in to the facilities, or you will most likely be caught, (the areas are
monitored by closed-loop cameras) and eviction from the community is
immediate, with complete forfeiture of all rental monies paid!!
